Team Selection: Assist in procuring the project architect, engineers, consultants and legal advisor.
Budgeting and Value Engineering: Provide detailed budget for construction including current market estimates for trades and provide value engineering for alternate products/design options.
Procurement & Bidding Services: Provide detailed bid list for all trades, pre-purchase long lead items, provide detail scope analysis to compare bids, provide recommendations on contract awards and provide final project pricing.
Master Project Schedule: Develop a master project schedule for the design, pre-construction, bidding, construction, FF&E, and project closeout.
Permit Procurement: Work with owner and architect to prepare permit submission documents. Work with permit expert if necessary and submit to local and/or state/federal government for all necessary permits.
Project Meetings: Weekly or bi-weekly project meetings, review short interval schedules, and maintain project minutes.
Cost / Schedule Control: Update project budget and schedule throughout project, track all change requests, evaluate and verify pricing, negotiate as necessary, and mitigate schedule impact due to said changes.
Project Safety: Implement overall project safety plan, assist trade contractors in project safety plans, maintain project safety records onsite, identify all safety concerns and address as necessary, and implement strict housekeeping procedures.
Quality Control: Identify major quality control measures, procure special testing agency, review testing agency reports with contractors and consultants to ensure quality workmanship and cost effective solutions. Manage trade inspections with governing authority.
Owner Training / O&M Manual: Administer owner training, obtain all trade warranties and operational/maintenance information and assemble closeout books with record (as-built) drawings and applicable commission reports for installed systems.
